Has the wave of “China fever” purchases in Thailand now retreated?

Recently, in the past two to three years, Thailand’s local overseas share of the real estate market has been particularly active. In particular, overseas customers in the Chinese mainland and Hong Kong market will transfer their investment asset allocation to Thailand, because Thailand is currently a very competitive and attractive emerging country, attracting a large number of customers to purchase no more than 49% of the whole project. The wave of “China fever” from the beginning of 2016 to 2018 directly drives the excitement of local developers.

According to the Bank of Thailand (BOT), Chinese people have played a big role in the real estate market in Thailand in recent years. Among them, it mainly purchases apartments and office building leasing, including the investment in apartment projects by Chinese enterprises and local joint ventures in Thailand in 2018, with the highest growth since 2017. From THB 23.621 billion in 2017 to THB 39.178 billion in 2018 (an increase of 65.9% over the previous year), accounting for 43% of the transfer value of foreign apartment purchases, 12% of the transfer value of apartment ownership in Thailand, and 9% more than that in 2017, all of which show that Chinese people have strong demand for housing in Thailand and play an important role in promoting the real estate market in Thailand.

According to the information from juwai survey, the largest overseas purchase platform in China, Thailand is currently one of the top consideration countries for Chinese customers in the Asia Pacific region, ranking first in consultation. More than 70.1% of them want to buy real estate in Thailand for investment, and 49.3% want to buy vacation and self residence. But the ultimate purpose is to invest or provide for children’s school consideration.

In the past 2-3 years, the payment of “ant moving” for the reason of domestic foreign exchange control has made more Chinese allocate assets in Thailand (only 50000 US dollars per person per year (equivalent to 1.5 million baht). Because foreigners have to have foreign exchange certificates from banks to buy houses in Thailand to transfer Apartments, it is more and more difficult for China to remit money to Thailand 。

But in the past year, the survey showed that overseas buyers had a down payment of about 92 billion 162 million baht, of which 43% came from Hongkong and the mainland of China, while 2018 of Thailand’s real estate transactions were worth about 1 trillion and 140 billion baht. Among them, the value of foreigners is about 92162 million baht, accounting for 8% of Thailand’s value last year.

Compared with 4-5 years ago, the price of real estate in Thailand is very low, and the average selling price in the market is about 85000 baht, but now the expensive price in the market makes many people wait and see, many of them transfer the main market. On the other hand, “one international student with three learning partners” in Shandong University has aroused social doubts. Violent resistance to the law is only a criticism of education, and the college where it is located will bring the person back to strengthen education. It is not too much to be questioned by the public that “the punishment is too light”.

In recent years, the special treatment of international students in some colleges and universities has caused widespread social dissatisfaction. Either to provide high scholarships, or to lower the entry threshold, or to provide better living conditions than the domestic students, or to open a wide range of convenient doors in study and examination, all kinds of preferential treatment, let the domestic students who study hard in the cold window look at it. What’s more, they misappropriate various resources originally used for domestic students to attract overseas students.

It is not difficult to understand the motives of these preferential treatment behaviors, which are all to meet the needs of “internationalization” of colleges and universities, increase the number of international students required by the “first-class university” standard, and add a bright stroke to the academic report of colleges and universities.

The question is, what is the effect of “internationalization” in the special treatment of overseas students in Colleges and universities? As a project that uses a lot of public financial funds, can colleges and universities provide an evaluation report to the society?

In the view of public opinion, the number of international students in Colleges and universities has increased significantly, but the contribution to scientific research, academic, capital, development and other aspects of colleges and universities is not obvious. On the contrary, some foreign students cheat subsidies, low quality, disturb social order and other negative news are constantly exposed. The preferential policy for overseas students has also become a special channel for some people in China to take advantage of the policy and change their status for admission. It not only hurt the education fairness but also has little effect. People have reason to question, what is the significance of the special preferential treatment for international students?

China’s reform and opening up have lasted for more than 40 years. China’s development is increasingly resonating with the world. All kinds of things from abroad are common in China. People have long been used to treat people and things from abroad with an equal and confident perspective, and relevant policies have begun to undergo transformation.

Take foreign-funded enterprises as an example. With the development of China’s economy, the “super national treatment” of foreign enterprises is disappearing. It is a new normal for foreign enterprises to integrate into China’s economic life in the image of “localization” and compete with Chinese enterprises equally. In such a background, the special preferential treatment for international students is particularly dazzling, not to mention that only focusing on quantity and quality is not conducive to the long-term development of colleges and universities.
